Case studies
Cumberland Tower When Harpeth Ridge Capital acquired Cumberland Tower in March 2024, two floors had gone dark and the lobby had not been touched since 1998. We re-sequenced the capital plan, rebuilt the elevator lobby, and signed eleven leases in the first year — including a 62,000 sf coworking deal on floors 11–13.

“Meridian treated a tired Class B asset like it was on their own balance sheet. The turnaround showed up in NOI within two quarters.”
Franklin Gateway Our 2023 retrofit replaced chillers, added demand-response controls and recommissioned all three buildings for $4.6M — funded entirely from reserves. Utilities dropped 22% year over year, and two hospital systems renewed early at above-market rates.

“They found $1.1M in operating savings we did not know existed, and the LEED certification has become a recruiting tool for our tenants.”
Belle Meade Commons After the 2024 landscape refresh, we re-merchandised the inline corridors and signed fourteen new tenants in twelve months — a bakery, a wine bar, two boutiques and a pilates studio among them. Center traffic rose 180,000 visits year over year.

“The center had been coasting. Meridian gave it an identity, and our tenants now plan five-year futures here instead of one-year options.”

Leadership
Four principals, more than a century of combined Tennessee commercial real estate experience — and every one of them knows the chief engineers by name.

Chief Executive Officer
Founded Meridian in 1985 with a single building on Church Street. Forty-one years later she still walks every property twice a month.

President, Asset Management
Joined from a Chicago REIT in 2009. Built the quarterly owner-review process and has overseen $38M in capital projects since 2020.

Chief Operating Officer
Runs engineering and operations across all eight assets. Previously chief engineer at two downtown towers; insists on knowing every chiller by name.

SVP, Tenant Services
Leads the service-request desk and tenant experience program. One-hour acknowledgment standard started as his pilot at East Nashville Yards in 2018.
