Services for owners

One team for the whole asset — leasing, engineering and the books

We manage eight buildings for family offices, trusts and institutional owners across Tennessee. No handoffs between firms, no gaps in the record.

Asset management

Annual business plans, hold/sell analysis and capex strategy for each asset. Owners get a quarterly review with our portfolio team — no boilerplate reports.

Leasing & marketing

In-house brokers who only lease our own buildings. We closed 412,000 sf of new and renewal leases across the portfolio in 2025.

Operations & engineering

Full-time chief engineers at every asset over 150,000 sf, preventive-maintenance programs tracked to the work order, and 24/7 on-call response.

Accounting & reporting

CAM reconciliations delivered by March 1, monthly owner reporting by the 10th, and audit-ready books. Owner portal access included.

Capital projects

We scope, bid and supervise renovations ourselves — $38M of capital work completed since 2020, averaging 4% under budget.

Tenant experience

Service requests acknowledged within one business hour and resolved in under 24 hours on average. It is why 78% of expiring tenants renew.

What changes when an asset is managed closely

Cumberland Tower Cumberland Tower

From 71% to 94% occupancy in eighteen months

When Harpeth Ridge Capital acquired Cumberland Tower in March 2024, two floors had gone dark and the lobby had not been touched since 1998. We re-sequenced the capital plan, rebuilt the elevator lobby, and signed eleven leases in the first year — including a 62,000 sf coworking deal on floors 11–13.

LEED Gold and 22% lower utility costs

Our 2023 retrofit replaced chillers, added demand-response controls and recommissioned all three buildings for $4.6M — funded entirely from reserves. Utilities dropped 22% year over year, and two hospital systems renewed early at above-market rates.

Fourteen new leases in one leasing season

After the 2024 landscape refresh, we re-merchandised the inline corridors and signed fourteen new tenants in twelve months — a bakery, a wine bar, two boutiques and a pilates studio among them. Center traffic rose 180,000 visits year over year.
